Michael Force

President & Owner

In a real estate career spanning more than 30 years, Michael Force has seen the industry from all sides: as a property owner, manager, developer, attorney, receiver and managing agent. His depth and breadth of experience – acquired over several major real estate cycles – gives Westcal a “big picture” perspective on the industry. When clients are considering buying or selling a property, they often rely on Force for advice on where, when and how to strike the deal.


As President of Westcal, Force has developed a company culture focused on personal, responsive client service. “Clients see the difference in the Westcal approach from day one,” he says. “You will never get lost in a maze of voice mail. A live person answers your call and helps you find the right staff member.” Clients have a dedicated Property Manager and Financial Accounts Manager assigned for each property. “If your key managers are not available to answer your questions, our Controller, Joan Howe, and I are available to assist you personally,” he says.


Force is a strong believer in building long-term client relationships. “If clients know that you’re honorable and that you will manage, protect and grow their assets as if they were your own, you’ll be successful,” he says.


Before moving to California in 1991 to become a principal in Westcal/Pacific Cities, Force was the Executive Vice President for a Seattle-based management company that managed over 1,000,000 sq. ft. of commercial space and over 5,000 residential units. He was also an officer in Benchmark Construction, which developed and built apartments ranging in size from 16 units to 110 units in the greater Seattle area. Previously, he was the attorney in charge of real estate and insurance for a $1 billion retailer in the Northwest and owner and counsel for real estate and construction companies.

Cheryl Mattison

Vice President and Director of Property Management

With more than 25 years in residential and commercial real estate, Cheryl Mattison brings valuable expertise in management, development and documentation to Westcal. She appreciates Westcal’s comprehensive, detailed approach to property management. “Westcal excels at understanding the big picture and managing all aspects of our clients’ properties,” she says. “We take tremendous care of our clients, residents, employees, vendors, the physical asset, financial operations and governmental obligations.”


In addition to overseeing multi-family properties, Mattison works with homeowners’ associations and manages Westcal’s office, retail and industrial properties. With extensive experience in commercial development and legal documentation, Mattison is exceptionally well qualified to manage Wescal’s commercial portfolio.


Mattison’s career in commercial real estate began in 1980, when she signed on with a Southern California company that developed, leased and managed neighborhood and specialty resort retail centers. A notable project was the redevelopment of Lake Arrowhead Village, which included a luxury hotel and shopping center. Mattison then took a position as an analyst with The Irvine Company, where she specialized in the legal documentation involved in managing shopping centers, office buildings, industrial centers and ground leases.


After leaving The Irvine Company, Mattison became a property manager for Jaeger Development in Beverly Hills, where she managed 500,000 square feet of office, retail and industrial space. She then joined Capital Investment Properties to manage their portfolio and develop a full-service maintenance division. In 1990, she joined Woodmont Real Estate Services as Vice-President, establishing the Sacramento regional office. Within two years, her office’s portfolio grew to more than two million square feet of commercial space and 1,200 multi-family units.


Mattison originally worked for Westcal from 1985 to 1990, then re-joined the company in 1998. “I knew I would only be happy working with a company that put client service first,” she says. “Westcal is that company.”
